Home Warranty Insurance

Would anyone recommend getting a Home Warranty Insurance protection? I have a 25 yr old duplex which has a history of repair problems.

Both air conditioning units are 25 years old; still working, but both leaking freon (and nearing the end of their life).

Also water heater will have to be replaced in a few years due to the excessive sediment build-up in the bottom of the tank.

Also, the duplex has polybutylene piping everywhere and a leak might cause major damage to walls, ceilings etc.

The terms and conditions I've read from most insurance companies do not cover or cover very little for damage caused by water. They will only cover the cost to repair the leak, but not if it is encased by cement, wood, drywall, etc. Things like Slab leaks, they often don't cover.

Also, I've read nightmare stories on the internet about various companies like National Home Protection and American Home Shield. They tend to make excuses (such as they won't replace or repair due to lack of maintenance)
I guess my main concern is the bigger expenses like Air conditioning; and whether a home warranty company would be willing to replaced it if it was irrepairable.

Do you know any good realtors who can tell you what the best policies and companies are? They sell most of the home warranties and will hear from their customers about which are good. I would start there.
