Question Grass Seed

So I have a pretty shabby looking lawn and I am looking to seed it this fall to get it looking nice as I am hoping to sell next year or so. There is a rental place down the road that I can rent an overseeder and an aerator machine. I am not sure what the best procedure is to get the best results. I have been told just to seed it in the fall and just leave it throught the winter (I am in Michigan) and it should grow nice in the spring. The next snafu is I have several large oak trees in my yard and my neighbors yards. I take about 6 truckloads overfull (in my long bed pickup) or leaves out in the fall and about 2 more in the spring. If I do seed in the fall it will probally have to be right before it snows to avoid raking up all the seed I would think. Any ideas or suggestions would be appriciated!!
